Power washing is one of the quickest ways to make a property look cared for, but it isn’t something you need to do every month. How often depends on the surface, how much shade it gets and how much traffic it sees. Here’s a simple guide based on what we see on Toronto properties.
Once a Year Is Enough for Most Homes
For most driveways, walkways and patios, one good clean a year keeps dirt, algae and staining under control. Spring is the most popular time because it clears off winter salt and sand. Shaded areas, north-facing walls and surfaces under trees may need a second wash in the fall.
How Often, Surface by Surface
As a general guide:
- Driveways
Once a year, plus spot cleaning for oil or rust stains. Interlock driveways usually need fresh joint sand after washing.
- Decks and Fences
Every one to two years. Wood needs low pressure and the right nozzle, or the surface turns fuzzy and splintered. Washing is also the first step before re-staining.
- Patios and Walkways
Once a year, and more often in shade, where moss and algae make the surface slippery.
- Siding and Exterior Walls
Every one to two years, using a gentle soft wash instead of high pressure, especially around windows and vents.
Why the Right Pressure Matters
More pressure isn’t always better. Too much can etch concrete, blow the sand out of interlock joints, chew up soft wood and force water behind siding. A professional crew adjusts the pressure and nozzle for each surface and uses a surface cleaner on flat areas, so you don’t end up with stripes.
“We always check what a surface is made of before we start. Concrete, natural stone, pavers and wood each need a different setting, and getting that right is what keeps a clean surface from turning into a damaged one.”
